A Positive Environment
With NABERS (National Australian Built Environment Rating System) becoming a mandatory requirement in most Australian states, NABERSNZ is gaining a large amount of traction in the New Zealand office market.
As one of the only rating systems that derives it’s results from the current performance rather than design, NABERS and NABERSNZ give real life results attributable to the rated buildings current operations. This gives some real direction on realistic targets to set for energy efficiency projects, and with accurate electrical metering, can provide very precise direction on where energy initiative focus should be concentrated.
Research in Australia in 2011 found that a 5-star NABERS rating delivered a 9% premium in property value, while 3–4.5-star ratings delivered a 2-3% premium in value. Higher rated buildings had reduced outgoings, higher occupancy and could command higher rents.
