More Than Just a Footprint
With environmental responsibility boldly on the radar of the most astute and commercially conscious tenants, sustainability is becoming a high priority when choosing a tenancy to occupy.
$500k per floor LED lighting upgrades and $500k chiller replacements are wearing thin on tenants and landlords alike who, although rapidly accelerating out of, are still recovering from the 2008 GFC.
We at Garman are not only sympathetic, but are actually encouraging of other broader sustainability initiatives, including, but not limited to:
- 1.Improvement of your waste management
- 2.Venting of excess heat and harnessing wind to promote free cooling through summer
- 3.Heat exchange and return air control strategies for winter
- 4.Use of low VOC (Volatile Organic Compound) Paints, carpets etc.
- 5.Tuning of your mechanical HVAC plant utilising tried and proven control strategies
In short, we see the need for the major CAPEX improvement projects in order to offer the LARGE sustainability results, however, we promote the efforts to achieve as low a baseline footprint first before initiating the MAJOR improvements. This provides true
